The roads (mostly gravel) to the property have been there for many years and can be accessed by major roads and highways. These are county roads and maintained by the county. However, if no one lives there the county does not provide maintenance. If a home is built, the roads will be maintained.
There is a small airport 10 minutes away from the properties. Bring your own plane to a pilots paradise! The next major airport is located in the city of Alamosa , or a 20 -30 minute car ride. Alamosa can be reached by all major Airlines; especially American Eagle, United shuttles and Frontier airlines.

San Luis Valley Ranches and Rio Grande Ranchos are located in Southern Colorado in Costilla County.
The ranches and estate size lots are near several communities: Fort Garland, Blanca, San Luis, Alamosa, Walsenburg and Taos, New Mexico. (see enclosed maps)
All of the five-acre plus valley ranches and estates are located in the San Luis Valley, one of the world's largest and most breathtakingly beautiful mountain valleys. The Sangre De Cristo Mountains to the East, the San Juan Mountains to the West and the La Garitas Mountains to the North surround the valley.
The property is approximately 210 miles Southwest of Denver, 140 miles North of Santa Fe, New Mexico and 160 miles Southwest of Colorado Springs.
Accessibility To Ranches
Your parcel can be reached year-round by major highways leading to San Luis Valley.
Size of the Ranches and Estates
Each valley ranch or estate is at least five acres. You may purchase adjoining lots which would result in the ownership of more acreage.
Camping on your Property:
Property owners may camp, park trailers or bring campers to their ranch or estate site prior to building. A permanent residence building is not mandatory nor a requirement for purchase. In fact, no one requires that you build anything!
Taxes:
Taxes and other governmental charges are not more than $75.00 for a five-acre parcel. The payment of taxes is the property owner's responsibility. There are no special assessments or maintenance payments known or planned at this time, but taxes vary from parcel to parcel according to location.
Utilities:
- Gas: Propane gas service is available through several companies located in nearby towns and Alamosa.

- Electric: The rural electric association has a San Luis Valley branch providing electrical power to outlying areas for an additional charge. Service may be supplied by the Public Service Company of Colorado. It is also possible and may be desirable to install a generator or any other alternative power source. Keep in mind this is a rural area and not within any city limits.
- Sewer Facilities: Septic tanks may be installed and are required for individual parcels.
- Water: Individual wells may be drilled and have pumps of up to 15 gallons per minute capacity, per parcel. That's 22,000 gallons a day!
- Telephone: Cellular phone service is available. Phone lines vary in distance from the five acre valley ranches and estates, according to location.
Medical Facilities:
Alamosa and Taos have excellent medical and dental facilities including a community hospital with complete medical and surgical facilities.
Schools:
Colorado schools maintain a well-deserved national reputation. San Luis recently completed a new high school. There are also primary and secondary schools in San Luis, Blanca and Alamosa. Alamosa is also home to four year state supported; Adams State College. Colorado has many colleges and universities offering training in literally every skill sought by business and industry.
Transportation:
- Highways: Numerous highways crisscross the San Luis Valley - US 285 from North to South, US 160 (the famed Navajo Trail) from East to West, and Interstate 25 linking Denver to Santa Fe and Albuquerque.
- Air Travel: United Airlines (United Express)and Frontier provide many scheduled flights per day to San Luis Valley Regional/Bergman Field in Alamosa. Pilots can bring their plane to the smaller private airports of Blanc, San Luis and Alamosa.
- Bus Service: Greyhound Trail Ways bus lines serve Alamosa, Ft. Garland, Blanca and Pueblo.
Shopping Facilities:
The cities of Alamosa and San Luis have numerous stores, supermarkets, churches, hotels and motels, movie theaters, bowling alleys, restaurants and lounges, banks, savings and loan association and camping facilities. The town of Blanca has churches, a general store, a farm implement company, a post office, café, restaurants and lounge, also a fishing and hunting supply store.

The five-acre valley ranches and estates are surrounded by some of the best natural recreation available in America. More that one-third of Colorado's land has been reserved for public recreation, with hundreds of thousands of acres operated by the U.S. Forestry Service, the Colorado State Land Board and the Colorado Department of Game, Fish and Parks. Some nearby nationally know parks and forest preserves include the San Isabel National Forest, the Rio Grande National Forest and the Carson National Forest.

Colorado has been called the country's winter recreation and ski center. A few of the ski areas most accessible from the valley ranches and estates are Monarch Pass, Wolf Creek Pass, Cucharas Pass and Taos, New Mexico (only sixty miles away). Ice skating, tobogganing and snowmobiling can also be enjoyed here.
Golf:
Golf courses are located in Alamosa, Monte Vista, Walsenburg and Taos. Golf Digest Magazine, the nations leading golf publication, said San Luis Valley's great Sand Dunes Country Club was " a must place to play-1991."

Elevation:
The elevation within the sub division is approx. 7500 feet above sea level. The land lies on the floor of a large mountain valley with most of the land being level of gently sloping.
Climate:
The average annual precipitation is six and a half inches. Winter brings less than thirty inches of snow. The average temperature in San Luis Valley ranges from eighty-two degrees to a low of forty-one degrees during the summer.
